Through our staff of experienced managers, engineers and inspectors Dresdner Robin can offer clients flexible approaches to construction management and project staffing. Knowledgeable personnel, organization and communication are the key elements of our management approach. A pro-active approach to problem identification/resolution enables the project to perceive future obstacles, find timely solutions and keep on track.

    Project management is enhanced through an organized and efficient flow of information. Our staff is experienced in reviewing shop drawings and submittals, evaluating contractor requests for information (RFI) and in performing site inspections that verify the project is being constructed in accordance with the construction documents. Dresdner Robin reviews change order requests and payment requisitions. We review and coordinate the as-built process to verify that actual construction work is properly documented.

    Roadway and utility projects are often complicated by unforeseen conditions (often environmental) and utility relocations. Dresdner Robin offers a staff that has the experience to coordinate the existing utilities during the construction stage and properly schedule the utility relocation work in advance of the roadway work.


Our approach to Construction Management is:

Pre-Construction Phase

    In the Pre-Construction Phase, Dresdner Robin staff engineers review contract documents to familiarize themselves with the project and provide recommendations for adjustments or modifications to fit the work to local conditions. We review engineers cost estimate against our knowledge of local conditions and typical costs and suggest modifications as necessary. Based on discussions with the design engineer, county engineer and other local officials we develop a projected construction schedule.

    Following the receipt of bids, Dresdner Robin will review the submitted documents and prepare a tabulated spreadsheet that will allow evaluation of the bids. The bid unit prices will be compared against those for other similar work and analyzed against the average and averages plus/minus a standard deviation. As may be required, Dresdner Robin will attend a meeting with the bidder(s) to discuss unit prices. We will provide a written recommendation for possible award of contract. Dresdner Robin will evaluate the project schedule developed by the Contractor for phasing of construction, time of commencement and completion of work. We will develop and maintain a separate critical path (CPM) schedule and inspection monitoring forms to record and track the progress of the work. Dresdner Robin will develop forms and procedures for tracking cost during construction.

Construction Phase

    Dresdner Robin staffs any awarded project with a full-time engineering inspector knowledgeable of local conditions and construction standards. This inspector monitors the work, keeping a daily log and pictures to document ongoing construction work on a continuous basis and advises the county immediately if the work does not conform to the contract documents.

Construction Close Out Phase

    Dresdner Robin reviews the contractor certificate of substantial completion, verifies the list of outstanding work items, updates construction deficiency lists and issues a project closeout list. We continue to monitor contractor progress through final completion and obtain from the contractor all record documents, as-built plans, manual and warranties, and review them for completeness and assemble a final project record. Upon completion of the closeout tasks we will review and certify to the client the final certificate of payment.
