A 1.75 acre parcel in a tight urban setting is the location of the 40 story 412 unit high rise residential complex called the Marbella. The high rise is complimented with an attached 7-story, 388 space parking structure, with a lavish rooftop garden with pool, seating and open space. The site is filled with plush landscaping, decorative pavements and an ornate entry wall. The project was subject to regulatory review by a number of interstate, state and local agencies. Major issues revolved around site constraints including light rail right-of-way, subsurface contaminants, utility easements and site development coordination. The restrictive urban setting required Dresdner Robin to provide creative solutions in configuring our utilities and other site amenities.
Dresdner Robin directed the planning, infrastructure design, lighting design, decorative masonry entry wall design, environmental assessment and permitting for the project. After successfully obtaining site plan approval Dresdner Robin was responsible for preparing a detailed set of construction drawings and specifications.
Dresdner Robin managed the utility testing required by the JCMUA and performed regular site inspections to verify the construction was proceeding in accordance with the construction drawings and specifications.
The project was completed in 2003.
