Dresdner Robin provided Redevelopment Planning,
Landscape Architecture, Civil and Environmental Engineering
for the development of a vacant 31⁄2 acre asphalt lot
into a multi-use mass transit center / mixed use high-rise
development. The project will ultimately be comprised of 40,000
sf of retail space at street level, a high-rise office building,
a high-rise residential tower, a 1,100 car parking facility,
and a new entrance to the Grove Street Path Station.
As the Redevelopment Planner, Mr. Kolling was responsible
for preparing amendments to the redevelopment plan to accommodate
the new proposed development, recognizing its unique location
in terms of access to mass transit. In addition to the new
entrance to the Grove Street Path Station, the site is within
a one block walk of an interconnection of numerous bus lines
at Grove Street and Newark Avenue, and a short walk to a light
rail station on Hudson Street. As the landscape architect,
Dresdner Robin was responsible for designing the streetscape
that surrounds the project; the design of the finishes for
the arcade and raised terraces, and assisted in the planning
of the project with the Jersey City planning department. The
streetscape includes decorative pavements, site furniture,
tree grates, and decorative lighting that were chosen to compliment
the architecture of the building and enhance the pedestrian
environment. Great care was taken to ensure that the linkages
between the building and the various mass transit opportunities
would be a pleasant environment in order to encourage the
use of mass transit. We also provided coordination with the
new Grove Street Path entrance that is being designed and
built under a separate Port Authority Contract.
Dresdner Robin also designed and detailed an elaborate rooftop
plaza; and designed and coordinated the complex utility infrastructure
required for a multi-use building of this size. In the initial
project assessment stages Dresdner Robin assisted the owner
in the evaluation of environmental concerns at the site and
developed an action plan for the investigation, remediation
and administrative management of the property. Dresdner Robin
also obtained all local, state and federal permits.
