DRESDNER ROBIN was the Civil Engineering
consultant with a “world-class” team of Architectural
and Engineering designers that developed a two million square
foot Commercial Office Tower on the Hudson River Waterfront
in Jersey City, New Jersey. The project encompassed a three-block
site bounded by the Hudson Bergen light rail, proposed roadway
and waterfront improvements. The tower is currently the tallest
structure in New Jersey.
DRESDNER ROBIN’s scope under the project included due
diligence feasibility studies and site civil design of roadway,
telecommunication and utility improvements. DRESDNER ROBIN
provided coordination with rail, utility and regulatory agents.
The Project’s proximity to rail and waterfront improvements
provided a number of unique challenges for the team from both
a design and constructability perspective. The scale and redundant
nature of utility and telecommunication services required
for this project was state-of-art. This necessitated a complex
set of negotiations with utility providers to meet challenges
posed by what is the “next generation” of buildings
and users.
Dresdner Robin was also responsible for the civil design and
regulatory permitting of the proposed ferry pier and helipad
located off of the waterfront promenade on the Hudson River.
The Pier required separate utility hookups which Dresdner
Robin had to precisely layout between the existing infrastructure,
proposed building infrastructure, bulkhead and slurry wall
tiebacks and a major box culvert.
The site utility program featured two bored crossings of an
active rail transportation right-of-way as well as the layout
and design of new water, electric and telecommunications services.
The Project’s unique design required the evaluation
and modification of zoning and building codes. DRESDNER ROBIN
provided expert testimony in support of the design to the
Planning and Construction Code review boards.
DRESDNER ROBIN managed the utility testing required by the
JCMUA and performed regular site inspections to verify that
construction was in conformance to the construction drawings
and specifications. DRESDNER ROBIN prepared the final site
plan and received approval from the Jersey City Planning Board.
Dresdner Robin also obtained all local and state regulatory
permits and compiled the final as-built documents. The project
was completed in 2004.
