In, Wayne Township, NJ, a 32-acre parcel of land located near Interstate 80 and State Highway Routes 23 and 46, offered an opportunity for revitalization as a contemporary warehouse distribution facility. We planned a 418,750 square-foot building and associated parking on the site which replaced an out-moded 178,000 industrial building. The property bordered freshwater wetlands and a regulated flood hazard zone which we addressed in a redevelopment application by locating the new facility in previously developed areas while reducing overall impervious coverage and maintaining the natural resource features.
Dresdner Robin provided surveying, site engineering, landscape architecture, land use permitting, and construction administrative services. Land use applications consisted of multiple agencies, including the Township of Wayne Planning Board, Passaic County Planning Board, Hudson-Essex-Passaic Soil Conservation District, and the New Jersey Department of Environmental Protection.
