RENEWAL FROM OLD TO CONTEMPORARY WAREHOUSE

A 32-acre parcel of land within Wayne Township formerly contained an industrial building with 178,000 square-feet of commercial space plus 600,000 square-feet of parking. The property borders freshwater wetlands and a regulated flood hazard zone associated with the Naachpunkt Brook. Since the property is located in close proximity to Interstate 80 and State Highway Routes 23 and 46, the owner envisioned revitalizing the old space into a contemporary warehouse distribution facility.

The development sited the 418,750 square-foot building and segregated trailer and passenger parking into previously developed areas while reducing overall impervious cover and maintaining the natural resource features.

To meet the objectives of the owner and their design-build consultant, Dresdner Robin provided surveying, site engineering, landscape architecture, land use permitting, and construction administrative services. Land use applications consisted of multiple agencies, including the Township of Wayne Planning Board, Passaic County Planning Board, Hudson-Essex-Passaic Soil Conservation District, and the New Jersey Department of Environmental Protection.
