The Harlow

MULTIPLE AMENITIES, ONE GREAT PROJECT

The Harlow is a 7-story mixed-use luxury residential building with views of the Manhattan skyline. Located at the base of the 14th Street viaduct and Willow Avenue in the heart of Hoboken, this Brownfield redevelopment project rose out of the ground after environmental remediation that required the site to be excavated down 5-stories to remove contamination. It has been transformed into one of Hoboken’s newest and hottest projects, with 5 floors of below grade parking, a Trader Joe’s in the ground floor retail space, and 6 stories of luxury residential units with rooftop amenity spaces on the 3rd and 7th floors.

Our landscape architecture team crafted a solution to the elevation difference between the elevated first floor and the adjacent bustling sidewalk. The two-level sidewalk, finished with granite cobble paving bands, street trees, and decorative site lighting, includes accessible ramps for easy access and retaining walls for separation.

The rooftop amenity spaces provide a sanctuary for residents. There’s a pool lounge area, passive lawn seating, and a lounge area on the 3rd floor rooftop. The central passive lawn area is framed by curvilinear planting beds along the perimeter and an angled walkway with raised planters and seating, while the open lawn area provides space for children to play and the lounge provides upscale seating under a beautiful trellis. Truly a transformative space.
